Darlington
Background
The Darlington Community was built from 1998 through 1999 and consists of a total of 135 homes. There are 23 one story buildings that combined total these 135 units. These 23 buildings consist of 21 called the Getaway Series, and each Getaway Series consist of six units with 2 each called the Scottsdale, the Laguna and the Carmel. Two of these Getaway Series buildings have basements. The remaining 2 buildings contain the Villas, one of which has 5 units (2 Augusta and 3 Cypress Point) and the other has 4 units (2 Augusta, 1 Cypress Point and 1 Turnberry) all of which have basements. All these beautiful buildings are built on a horseshoe shape street called Empress Lane, which also has a cul-de-sac street located in the far south corner called Butternut Court. Located in the center of the inner horseshoe is a well-kept and maintained pond suitable for fishing, catch and release.
Many of the homes on the outer horseshoe look back onto the Links Golf Course or open out into large land affording an open vista of beautiful green lawns and trees. Also, a variety of trees and spacious lawns surround the homes. All homeowners belong to the Darlington at Carillon Homeowner’s Association that is responsible for maintaining the exterior of all units, lawn care, snow removal, garbage pickup, streets and driveways, and insurance on the exterior of the unit. The homeowners are only responsible for the interior of their homes.
MANAGEMENT AND MAINTENANCE
Darlington is managed by Foster Premier. Darlington’s dedicated Board of Directors has the responsibility to set realistic budgeted items and overseeing maintenance of streets, driveways, sidewalks, landscaping, lawn care/snow removal, waste management and exteriors of the townhomes.
Homeowner meetings are scheduled in the evenings for the convenience of all homeowners, single, married, working or retired to attend. Our meetings are held quarterly every three months starting with February and ending in November, with our Annual meeting and Homeowners held in August. There is no meeting in December so all may enjoy the Holidays.
The Darlington Homeowner’s Association (HOA) has well-funded reserves and Reserve Financial information is available to serious buyers.
Darlington is a beautifully landscaped area with many varieties of trees, flowering shrubs and flowers giving a park-like environment. As you enter into Darlington you can’t miss the beautiful decorations throughout the year at our monument. This definitely shows our warm welcome and how our residents take pride in ownership. Some townhomes are located on the Links at Carillon golf course or ponds which have beautiful open views. There are some units with fireplaces, basements, sunrooms, decks and/or patios.
Neighbors “take care” of each other in Darlington and assist when there is an illness. Neighbors also “watch over” unoccupied units when owners are away.
There are planned breakfasts for men and luncheons for women. Residents are encouraged to participate in the many Carillon activities afforded them.
Darlington has conducted Reserve Studies every 5 to 6 years to assure funding is adequate for our long-term needs. The Darlington Homeowner’s Association is well funded and has secured an excellent financial reserve base for any outstanding repairs and improvements.
