BACKGROUND
The Berkshire Community consists of 72 homes, with construction completed in 2001. Business affairs were turned over to the residents for management in January of 2001.
Berkshire is located in close proximity to the Carillon Clubhouse as well as the Links of Carillon pro shop. Berkshire also has easy access to the walking path that extends for three miles around Carillon. The community is made up of six-unit attached single-family homes with three different floor plans and golf villas with four different floor plans. Eighteen of the units are located on the banks of Lake Crawford and also have an excellent view of the 9th fairway of the White course. Eight to ten of the units also have an excellent view of the #9 green on the White course.
MANAGEMENT AND MAINTENANCE
The landscaping, exterior maintenance of buildings, snow removal and maintenance of driveways, streets and sidewalks are the responsibility of the Berkshire Home Owners Association {HOA}. The Berkshire HOA reserves are well funded at this time. A professional engineering company performs reserve studies on a regular basis so that future adjustments can be made if necessary. Reserve financials are available to serious buyers.
The community is professionally managed by Foster/Premier Company and overseen by a board of five directors selected from the resident population.
