Bedford

BACKGROUND

Bedford is a delightful condominium community of coach homes.  There are 22 buildings housing 160 condominiums.  Each address opens to a lovely common area complete with chandeliers.  From this common area you can enter any of the four units each with its distinctive style.  Unit A is the smallest with two bedrooms and a single large bathroom, perfect for the single homeowner.  Unit B is on the upper level and has the advantage of front and rear windows for a great cross breeze in the warmer weather, it has two bedrooms and two bathrooms.  Unit C is also on the upper level and is the largest of the units with either two bedrooms and a den or three bedrooms.  Unit D is the next largest with two bedrooms and two bathrooms.  All of the units had the capacity for a fireplace and many do have them.  Some of the upper level units also have skylights that provide extra light all year round.   Some of the buildings have lovely golf course views.  Some of the buildings have elevators and some do not.  The condominium association maintains the common areas and the exterior of the buildings, land and streets.

MANAGEMENT

The association has a five member board that is responsible for approving contracts and coordinating all maintenance work done for the community, as well as developing rules and regulations to make living in the community a pleasant experience.

Currently Advocate Property Management manages the association property.  Their responsibilities include:  getting bids for projects; responding to resident complaints; ensuring that contract work is completed; providing monthly financial reports and acting as advisor on resident issues to the board.

There are homeowner’s meetings every second Monday afternoon in the odd months of the year.  At the end of the reports there is an open mike session for the residents to voice their issues and opinions.

PLANNING

The board in cooperation with the management company plans the projects and maintenance of the association property and buildings.  A reserve study is done periodically to assist with the long-term needs of the community.  A reserve fund is maintained to ensure that large projects do not put a financial burden on the residents.

BEDFORD RESIDENTS

Bedford is a diverse community of senior citizens.  

Bedford has two parties each year for the residents and a fun night every first Thursday night of the month that is open to all Carillon residents. It is a fun way to meet neighbors and residents from other associations.
