The Cambridge community was developed by Cenvil a Florida Corporation in 1989. At that time 93 attached ranch style town homes were built. Cambridge builders finished the community by adding another 52 units in 1995. Cambridge now has a total of 145 units. All of the models, even though attached, are very spacious. With huge master bedrooms and connecting baths many of them are wheel chair accessible.

There are three models in Cambridge. All have at least two bedrooms, two bathrooms and a two-car garage. Many units have added options such as Fireplaces, Basements, Decks and Three Season Rooms. Two of the models have two sliding glass doors allowing for a deck to be built that extends from one door to the other. Golf course views are an added bonus to some of the units. Many of the former and current residents have remodeled their kitchens and bathrooms. Some have replaced all windows and/or the furnace and air-conditioners.

Foster Premier, Inc. manages the association property along with a seven-member board of directors. The association is responsible for maintaining and replacing streets, curbs, storm sewers and streetlights along Silktree Circle and Red Cedar Lane. From 2003 to 2010 all driveways were replaced. Seal coating is now scheduled every three years to preserve the drives. Sidewalks and front stoops are repaired or replaced as needed. In 2005 new roofs were put on a five-unit residence and a six-unit residence.  In 2012, thirteen six-unit residences and one four-unit residence received new roofs.  The final phase, Phase II of the Cambridge Association roof project is scheduled to be completed no later than 2018.

Maintenance is ongoing and the Cambridge Association is responsible for replacing bushes and trees. The gutters, downspouts, siding and any outside repair of a unit are done as needed and coordinated by the Association. The Cambridge Association maintains a contract to provide our community with snow removal on all streets, drives and sidewalks.  The Cambridge Association also has a contract to provide scheduled mowing, weeding and lawn treatment service. Residents have areas around their individual unit where they can plant flowers or add small statues or other items to beautify their area.

All fireplace chimney caps will be replaced in 2015.

A Board of Directors that is elected by the residents governs the Cambridge Homeowner Association. The board works diligently to assist in following the Declarations, Bylaws and our Rules and Regulations. The board is responsible for all contracts, from specification and bidding through completion. All work is done by soliciting bids and selecting the best offer based upon references, financial stability of the vendor and price.

The board conducts Homeowner meetings in the even number months on the first Wednesday of the month. The board meets the fourth Tuesday of every month at 9:00 am in the Carillon Club House. Residents are welcome at both meetings where members of the board report on ongoing issues. Homeowners are given time to address questions to the board during an open forum period in every meeting.

The board and residents continuously work to create a beautiful community. The two entrances are decorated for all holidays to welcome residents and visitors.  Ladies in the community attend a luncheon every other month at local restaurants. The social committee plans various functions through the year, the biggest being our annual Christmas party held at the Carillon Club House.
