Applegate
BACKGROUND
Applegate was the neighborhood in which the initial models were located when Carillon was first constructed and developed. Applegate is fortunate to be the first community at Carillon. While Applegate is one of the smallest communities, consisting of only 83 units, it has the biggest selection of different units to choose from and every unit is owned by its resident. Sixteen units are Single-Family Homes, Fifty-nine are multi-family Townhomes and one is an eight-unit Coach Home. Applegate is in Carillon, a 55+ community directed by Title VIII of the Civil Rights Act of 1968 (Fair Housing Act) as amended in 1988 by the Fair Housing Amendments Act.
MANAGEMENT
Applegate is governed according to its declarations and by-laws to maintain a neighborhood that is safe, vibrant, promotes harmonious living and is aesthetically pleasing for new and existing residents. Applegate is managed by Foster/Premier Management Company. However, the Applegate Board of Directors has the responsibility to set realistic budgeted items, contracts to handle maintenance for landscaping/snow removal, exterior building maintenance, streets/curbs, driveways and waste management removals for the neighborhood.
Homeowner meetings are scheduled in the evenings so single, married, employed or retired residents can participate and attend. Meetings are held during the months of January, March, May, July, September, and November at the Carillon Clubhouse.
LIVING IN A BEAUTIFUL COMMUNITY
Living in an age-restricted community in Applegate at Carillon offers many older home buyers the best of both worlds. Our community features many different styles of townhomes and single family style homes. They are designed for empty nesters with units and single family homes with or without stairs. Our units and homes are near family and work making it easy to maintain important connections while downsizing. Our age restricted community also offers amenities often found at resort or retirement destinations. If worried about security we have a safe environment and a key card pass through system with a roving security patrol 24/7 days a week. Located along side of Applegate is the Lockport Fire Department and Paramedics which serves our community when needed. For those interested in inside or outside activities on site is a Clubhouse where all activities are generated. We offer tennis courts, swimming pools, three nine hole golf courses, a new social life in your age group and many more. It’s easy to meet neighbors and make new friends while still working. Why own a big house and worry about maintenance after the kids are grown and move out. Why not move into Applegate at Carillon in most cases one can also reduce mortgage payments and cut property taxes.
PLANNING
Applegate has conducted reserve studies to assure funding is adequate for long-term needs of the community. The Applegate Homeowner Association is well-funded and over the years has secured an excellent financial reserve base for any outstanding repairs and future improvements.
TESTIMONIAL
My wife Sheila and I began looking at “55” and older communities in 2006. When we found Carillon, we fell in love with this community. We found our dream house in Applegate and moved here on July 1, 2006. This is the smallest of the 16 associations, with only 83 units, and we personally feel the size gives us a certain closeness that makes this feel like an extended family. We help each other out when we can and have great camaraderie. We have several Applegate activities, including: bocce ball and shuffleboard teams, beanbag competitions, other get-together throughout the year and our annual Applefest, where we share food, fun and conversation.
This is a very tight knit community but allows you the choice of being busy and involved or the privacy some desire. The clubhouse opens at 8:30 AM, closing at 10:00 PM. The activities are numerous: exercise, crafts, cards, pool, swimming (three pools), golf course, workshop, and numerous planned trips. We also have an exercise room with all the machines needed to keep you in shape. There is a ceramic and glass section with lessons to help you out. There is a singles group that is very active. There is table tennis available. There is an excellent tennis court that is used quite a bit. We have roving security twenty-four hours a day.
We are in a great location, close to shopping, and a plus for this community is the fully equipped Fire Department almost on site. We couldn't be happier making the choice to make Carillon our home. - Bob and Sheila Sullivan
